NOTICE IS HEREBY GIVEN THAT a public hearing will be conducted by the City Council of McLendon-Chisholm, Texas at 6:30 p.m. on the 27th day of October, 2020 at McLendon-Chisholm City Council Chambers, 1371 West FM 550, McLendon-Chisholm, Texas 75032. The public hearing will be held to consider proposed assessments levied against certain assessable property within the Sonoma Public Improvement District (the “District”) pursuant to the provisions of Chapter 372 of the Texas Local Government Code, as amended (the “Act”).
The general nature of the proposed improvements (the “Authorized Improvements”) shall include: (i) the design, acquisition, and construction of public improvement projects authorized by the Act that are necessary for development of the property located within Improvement Area #3, which public improvements will include but not be limited to water and wastewater system improvements, roadway improvements, right-of-way acquisition, and other improvements that provide a benefit to the property within Improvement Area #3; (ii) payment of expenses incurred in the establishment, administration and operation of the District; and, (iii) payment of expenses associated with financing such proposed improvements, which may include but are not limited to, costs associated with issuance and sale of revenue bonds secured by assessments levied against the benefitted property within Improvement Area #3. The total costs of the Authorized Improvements, including soft costs and financing costs is $6,919,128.
The District generally includes approximately 547 acres of land situated on the east side of State Highway 205 and north of League Road, west of Edwards Road, and south of FM 550. The boundaries of Improvement Area #3 include approximately 63.7675 acres located within the District. A metes and bounds description and a map of the District (together with a metes and bounds description and map of Improvement Area #3) are available for public inspection at McLendon-Chisholm City Hall located at 1371 West FM 550, McLendon-Chisholm, Texas 75032.
All written or oral objections on the proposed assessments within the District will be considered at the public hearing.
A copy of the Proposed Improvement Area #3 Assessment Roll relating to the Authorized Improvements to be undertaken at this time, which includes the assessments to be levied against certain assessable parcels in the District, is available for public inspection at the office of the City Secretary, McLendon-Chisholm City Council Chambers, 1371 West FM 550, McLendon-Chisholm, Texas 75032.
